    Terminals, cross-docks, and transportation facilities serving regional and national freight networks.

  • Fleet Facilities

    Vehicle storage, maintenance, and dispatch facilities supporting operating fleets.

  • Contractor & Equipment Yards

    Yards and shops serving contractors, utilities, and equipment rental operations, with or without improvements.

  • Service Industrial

    Mechanic shops, building-material storage, and other service-oriented industrial property.

  • Manufacturing

    Select manufacturing facilities supporting regional production and assembly.

  • Warehouse & Distribution

    Select warehouse and distribution buildings, including older-generation and low-coverage sites.

Midwest and select U.S. logistics markets — with primary emphasis on Chicago, Milwaukee, Indianapolis, Detroit, Columbus, Cincinnati, and St. Louis. Strong opportunities outside these markets are considered.

Generally $1 million – $15 million.
Site Size
Approximately 1 – 30+ acres.
Building Size
Approximately 5,000 – 250,000 SF, where improved.
Occupancy
Vacant, partially occupied, fully occupied, and owner-occupied.
Transaction Structures
Fee-simple acquisitions, sale-leasebacks, and select structured transactions.
