Transportation, construction, manufacturing, and industrial services all depend on functional property — yards, terminals, shops, and plants. These assets are essential to their users and chronically undersupplied in core locations.

Much of this property is held in long-term private ownership and rarely reaches the open market. We originate opportunities through direct relationships with owners, brokers, and operating businesses.

Specialized underwriting
Operational industrial assets are harder to underwrite than commodity warehouses — specialized uses, environmental complexity, and irregular improvements deter generalist buyers. That complexity is where we focus.
